We're getting such a great deal on our house, and I'm so glad we made the decision not to buy the town house my grandfather owned (he closed a few weeks ago after one year on the market). He originally asked us for $120ishK, he listed the house for $125k. After 6 months of nothing, he reduced the price (along with a price war with a neighbor - as soon as he'd lower his price they'd lower their price). Well, the new agent listed the house at $119 (so he'd even out). No takers. They listed it at $115k. It finnally went under contract. Our wonderful agent, saw me mention something on a mommy site we are apart of - asking how long it takes for the sold price to show up online. She asked me today when we went to see our house, if I wanted her to look it up since she has access to that information. I said "sure why not." It sold for $111k!! Now, keep in mind - he bought the house for $119k, he paid at least 3% to each agent. He paid 1 year on the mortgage. So although it might have profited some, he did not profit nearly as much as he had anticipated. Its bitter sweet, as much as I love my grandfather - the house we're buying has almost double the square footage, its 30k more then what he originally asked us for AND the payment is the same!!! We have a yard, an amazing floor plan, the neighborhood feel, I mean EVERYTHING imaginable and more! It just trips me out, that for what we could be paying had we gone with my grandfather's townhosue we would have been stuck in this awful house for eternity! We're starting fresh, its a clean slate and we need it! We're for once making a house a home! Ok, and i'm so in tears now. All the heck we've been through - its finnally coming together to make a wonderful picture! And even though Jeremiah and I fight like cats and dogs, I wouldn't want to be going through all this with anyone else :D I'm so excited! |

Thats sad your grandfather had to sell his house so low - but he was trying to rip you guys off so he got what he deserved.!! |

That is exactly how I see it. Really truely, the market value/appraisal is about $115, so he got a fair price but not what he was hoping to sell for if he sold it a year or two ago. We're in a recession so what can you expect! |
