I'm super excited! We're filling out official paper work to be "under contract" tomorrow evening. I'm psyched. Which is totally an understatement! We're going to close sometime TBD after the 15th in Sept pending home inspection, etc. I'm really really excited! The listing agent has not posted photos online, not sure if she will now. But we shall see. |

OHhhh I can't wait to see it!!!!! how exciting rach!!! You are closing around the same time of year we closed when we got our house. We closed in September and took possession Oct 29th! I'll never forget the feeling signing those papers!!! Congratulations guys!!!! |

Angi - Why did it take so long between closing and taking possession of the house? From my understanding as soon as the paperwork at closing is assigned the attorney has a dude transport the paperwork immediately to the county courthouse to be processed ASAP - typically 1-2 hours. Unless of course you close in the afternoon on a Friday or something. But even so, as soon as they open up on Monday its processed. I need to email our realtor. I'm sure she checked on this, but the loan officer got me worried. Its not secret that she's flipping the house. The county tends to take while to update records online - several months. The owner is not listed on the tax records online - but did provide something to our agent saying she and her DH are the owners of the property. She'd loss her license to practice real estate if she was not the owner and was listing the property for sale. More so, she has to "own" the house for 3 months - 90 days before she can sell the property. I'm sure our agent checked into this, but just need to send her an email. It just makes me nervous! |

Totally bummed right now! Got an email back from the realtor. Sure enough - they got the house in early August. So by sept 30, it will not be 90 days per FHA requirements. URG! We only have enough for 3.5% down. We can go with a conventional loan (which I'm sure we'd qualify for as well), but its 5% down and we don't have that additional $2-3k. My dad doesn't have it either. We're just getting 3.5%. I will have birthday money, we can juggle our bills (the ones we can - the ones not on your credit history!) We might be eating roman noodles for a month but hey...whatever! At least now I know why the lady wants to close by Sept 30th! Her first mortgage payment is Oct 1st. I'm praying to GOD that they give Jeremiah a really good raise on Monday! And heck back pay or something so that we have a few GOOD paychecks for Jeremiah by Sept 30th. I don't want to loss this house. I've also got a few extra things going on at work were I'll get some over time, and my birthday is coming up. So we should be able to pull together 2-3k. I know what my mom's answer would be --- go call "grandpa." It makes me sick, but its not his job, but I can hear that echoing in my head! |

some credit cards allow you to delay payments if you have big life events. Buying a new home is one of those!! I'd call and see if you can free up some money that way. I know my one credit card will delay the payments 3 months if I buy a house, have a kid, get married, etc. To answer your question... things are slow in Ohio. Not sure why. My boss was telling me in CA you get hte keys the day you sign papers. But here it took so much longer. Not sure why. This did allow them move out, clean up, etc. I dunno. I didnt care. It worked out good for us the way it happened. |

If it comes down to that - we'll look into that. Of course our minimum credit card payments are not that high (maybe $150). But because we've been throwing all our extra money onto the cards, we've been paying around $400 a month on the credit cards. I think we have a semi-saving grace. I forgot that I have my fafsa refund which will come within 30 days. That'll be at least a $615 refund - probably more. So if we can come up with $1,000 from else where - which we already have planned out. I think we'll be just fine. Just need to make sure Jeremiah does NOT eat out! He spends about $100 a month eating out. That is really interesting. We'll get the keys as soon as we sign the paperwork also. But we do not "own" the house until the papers are entered in at the county courthouse. Which they close at 4pm - so if you close in the morning you are good. If you close later in the afternoon or evening, or a weekend -- then its best to wait until the court house reopens and they have a chance to enter in all the data. But doesn't take more then a few days depending on situation. |
