DH needs to do the preapproval with BOA still, but we looked at some listings - and saw several existing homes not only in our price range (or lower!) but look from the pics like potential places. Of course our lease isn't up until October, but its nice to get our toes wet and seeing what is out there. I've been talking to a mommy on my local site that is in real estate and has a great reputation as a buyer and sellers agent. I'm just praying for God to lead us in the right direction. Now of course when we walk through we might find a different story!

I think we've totally scrapped the idea. There are a few options we'd have to add on, and they wont tell us the price until we sign a contract and visit the sign studio. So, I'm just not really convinced. To me that's a red flag. I don't want to sign a contract without knowing that. And that is there status quo, not going to bend the rules for me. So even if we could negotiate the price of some things, I just don't really want to push ourselves into a payment that is going to be too much. It'd be nice to have new construction - but ya know.

Yeah red flag for sure!!! You NEVER sign a contract on something you dont' completely understand! No one is going to help you once your signature is on that line!

Yeah, thats what we said. Once our name is on there we are stuck, and either we loss 2k (for the ernest money) or well, we get sucked into it and hope for the best. It just didn't settle right that they can't give out the prices til you sign your name - as if the pricing is going to change!

We went and checked out 5 houses today, and it went well I think. Love our buyers agent (We've talked through a mommy site - but finnally meet in person and just as great!).

We looked at 2 houses in preforclosure, but the listing said "in move in condition" and "mild repairs" - WRONG. Ok I take that back the first house was ok, but it did need some repainting and fill some holes. And there is some water damage in the bathroom (paint above the shower from steam is messing up) and some tile needs to be replaced. Overall, house wasn't in bad shape though. The second, OMG, all the carpet needed to be replaced. It was just as bad as the townhouse, if not worse. The deck was custom built - but took up the entire yard! Not to mention it was just "dirty." You'd have to have a cleaning team come in to clean the house prior to moving in. It was bad! Of course if you have 10k in the bank for repairs great! If not, well not the house for you! We then looked at 2 ranch houses. The first house, I guess the people didn't get the memo and were still passed out! So we skipped it! The second, was really nice and move-in ready. Great house. Its 3 beds, 2.5 bath slit bedroom plan. Newly painted, everything was very nice. The only consideration is, if you plan to have another child (which we do) we'd quickly outgrow the house. Otherwise the price is perfect, and its a wonderful house. I'm fairly certain, the reason the family is moving is because either they are expecting another child or they have outgrown the house themselves. The 5th house, we loved. Its not in our ideal school zone (Where most of Hailey's friends will be going) BUT it is still zoned for a great school, although slightly overcrowded - but with our ideal school opening the overcrowding will hopefully go away since development in that area is done - once they tweek the lines by August they shouldn't be overcrowded and that is the only downside. Anyways, the house smelled wonderful - who would have thought that'd make such a different, overhead lights (no lamps YAY! I'm sick of lamps!! We've never had overhead lights in any house or apartment we've lived in). And even without the lights it was very bright and open feeling. You walk in and its just that welcoming feel. Anyways, the yard is landscaped nicely, has a shed, garden area, walking path from the drive way to the backyard that was really pretty. The backyard isn't "huge" because of the shed, but it is still an average sized lot for our area (.16 acre). It had the loft upstairs and the 2 upstairs bedrooms are a great size. The master is downstairs and is also huge - has his and her walk-in closet! Carpet looks in great shape. DH's only comment was the living room and dinning room are smaller then he'd like. Which is fair - I agree.

Of course we're not making a decision today. We're still keeping our eye's open, since we have the time to look around. But this house is up there in our top picks. The LP is fair - and could probably even negotiate it lower and throw in closing costs. The owner has certainly done everything possible to stage the house to sell. So, we shall see.
