The redlining issue spread into the development realm as well.

"So Mr. Builder, you want to build 450 homes in four phases, well we'll approve that plan provided A) you include 45 low income homes and 1 low income (code word for section 8) apartment complex. And B) that you set aside 2 pts for minority financial loan assistance."

Links with facts have been supplied on this thread and many many others when the crisis happened. You libs have proved time after time you will not accept facts, why would anyone want to go to the trouble of finding more factual links for you. Clinton, Dodd and Frank are the main culprits and the lenders had no choice.
That's what the Fox told him and he believes. Not because it is true, but because it it's what he wants to believe. It's all the fault of those damn libs. No way could it be greedy, unregulated capitalism. :sarcasim:

This is what happens in the real world of property development and building Neal. Even though a community will have codified impacts fees that must be paid by the developer, before a go ahead is allowed and permits issued there is a game of extortion that takes place. In reality the costs are passed on to the consumers but it is still frustrating. We often are required to pave a street (no, it is not impacted by the development they just want it paved as a condition---a freebie for the community at large) or install infrastructure completely removed from any impact our development has on a community or neighborhood. It's just the way it is. Don can probably relate to this. They want diversification of residents so they force us to include the low income housing and section 8 apartments.

I could link it several times over but I can't due to my privacy concerns. I'm sure if you guys poke around you will find other examples. I'm reality not bitching about it other than bringing up the fact that this is one way redlining has been addressed and population diversity taken place. We, or I should say my son and his project managers now factor all of this in. You know the hand is going to be out.

Pat, I really can’t relate at that development level but understand what you are saying dealing with local government daily and somewhere in the range of 6-7k permits under my licenses most as a subcontractor for the big national builders.

If your son is building in Florida with any volume and pools are selling we should talk and could probably save enough money per home to make the effort worth the time eliminating a middle man that doesn’t need to be there improving the industry at the same time especially for the workers.

I’m serious about this Pat, and private communications are just that, private. No worries about anything showing up “public” much less any names. Let’s talk, maybe all the years on the forums reading people could turn into something good for everyone. PM and I’ll give my contacts.

for many years.

I can assure you that there are no hands out,
no under the table deals, no hidden costs.

Apparently, we are far behind in the modern way to do business!
