Historical Homes in Southern Dallas; Considering making an investment in one..

I just hate Dallas overall. Out of the 4 cities of Texas Dallas is the LAST one. Id say San Antonio, houston, Austin then Dallas. Its just sooooo boring in Dallas, for a major city.

What part did you visit? This is an old money city, I know. :D

Austin is now, overcrowded, they can't handle anymore people. (In 2008, a lot of people relocated to Austin and Dallas. Texas didn't get hit very hard during the recession)

Did you visit the suburbs or the city? I live in the suburbs (Forney), and there is nothing but families and small businesses.

However the city, especially downtown and uptown, is where young singles hang out.



Im a big Historical Fanatic. I was there for a Seminar but went to some of your museums. And maybe I just didnt give Dallas a chance but it was so dead...so boring. I didnt get that Vibe. I go downtown everytime I pass throgh Dallas on my way to Oklahoma. My last trip was to Winstar Casino, I spent some time downtown Dallas. IDK, I just dont like it there.

When I went to San Antonio, whole different vibe. I think Dallas came off as to congested to....similar to what im used to here. I can put my finger on it, and maybe its just I didnt know where the hell I was going or what to do/expect. Just Roamed.
I love those homes, my daughter lives in the neighborhood, and purchased one back in 2010. She got it for nothing.

The Southern sector is a high crime area, so a lot of people avoid living there. The neighborhood has established a crime watch and has camera's everywhere.

I haven't been to Winstar in a minute. Did you go for a concert or show?

There's the Dragonfly in Hotel ZaZa, Ghostbar at the W Hotel, if you wanted night life. The Perot Museum is the best. I live there in the summer time.

However, if you don't like it here, we don't like you, now!

I'd say it's one of those grey areas that they won't bother with you until something happens.

Example, those Game rooms scattered all over houston? Hidden in little shopping strips. We know what they are but it's gotten so out of hand. It's all word of mouth and only people who know people there get on but it's wierd cause its obvious what they are yet unbothered

Honey, these aren't hidden, they're all over the net, television, and supported (backdoor) by the NFL.

New York's issue is the gambling, and them not getting proceeds from it. They can't stop it, that's why it's still up.

Nevertheless, just because I mentioned Fan Dual, he wants to take this in another direction.

You got any tickets to the Rockets game, you want to get off your hands? :D

I'm saying it's a grey area when it comes to gambling. Game rooms are exactly what uthant is talking about. And those are all over houston

Those homes are beautiful. Good luck if you purchase.

I'm scared of older properties. Too much potential for costly repairs and renovations - just bringing them up to code can be prohibitive.

My first apartment was in an old Victorian-style 3-story home in Chicago. I loved it - the transomes above the doors, the crown molding, pocket doors! I just loved it. But I don't think I'd buy one unless someone else had already done much of the work to bring it up-to-date regarding central air, plumbing and electric.

Very nice house.
As truthie mentioned, an inspection is required in these older homes. The bank will likely have an inspection if you're getting a mortgage.
I would want electrical (which will probably need an upgrade), plumbing, and foundation inspections done by a pro.

The home I'm interested in, has had some upgrades and remodeling done to it. As far as inspections, I've started the process. The city mandates it be done, before any sales. I will have an independent inspection done. I work for a General Contractor, and will use our own MEP's, to do the inspection.

From my visual inspection, the floors are in tremendous shape, the roof is solid, and the walls have no obvious signs of cracks, however, again that's my untrained eye.

These houses were all built before central air. The ceilings are very high, which in the summer time, the homes remain cool, and in the winter, the ventilation is through the fire place. It carries heat throughout the house. Who ever was designing these homes, used the sunlight to assist the home.

The brick homes have mainly survived, however some of the wood frame ones, need a lot of repair.

The one, I'm considering, has only had 3 owners. The last one is lived there 25 years. His kids are adults, and they need something smaller.

The only drawback, (not much, however on the radar) is there are a few small children and some teenagers.. ^o)

If I purchase, I will invite a few, if you would like to do a meet and greet!
